When buying a home in a new building, many future property owners choose the option with minimal decoration. Firstly, this allows you to avoid unnecessary expenses and not to pay for repairs made by the developer. Compared with the cost of the apartment, the amount is not very significant, but the quality of the materials and work used often leaves much to be desired. Secondly, even with minimal financial investment, you can choose finishes in accordance with your taste and wishes. However, the repair of an apartment in a new building from scratch has its own specifics, which must be taken into account when performing construction work.
Preparatory stage
First you need to formulate requirements for future housing and decide on the number of rooms, their functions and location in the apartment, style and color schemes of the rooms. In this case, consider:
- estimated value of financial investments;
- maximum repair time;
- building shrinkage;
- degree of suitability for settlement.
Shrinkage is an integral attribute of any new building. Monolithic or prefabricated frame buildings settle evenly and usually without distortions, so if you have housing in such a house, you can almost not limit yourself in the scale and cost of repairs. Panel designs combine the flexibility of load-bearing fences and heavy weight, resulting in a large and uneven, but transient shrinkage. After about a year, you can start decorating.
Brick houses settle smoothly and evenly, but for a longer period, so it is impractical to use expensive repair materials: due to shrinkage, high-quality wall panels and exclusive parquet may deform.
How to start finishing from scratch also depends on the degree of suitability of the room for settlement. In monolithic houses, housing is leased for free planning, in which the apartment does not have partitions and wiring communications.
When roughing in new buildings, the floor is usually aligned screedwalls and ceilings plasteredmade water pipe routing to cranes and heating devices are connected.

Repair in a new building with a free layout and rough finish differ in the list of work, but are similar in stages of their implementation.
Redevelopment Nuances
The competent organization of the internal space in residential premises allows you to use them more efficiently. However, the installation of partitions of glass blocks, brick or shell rock in apartments of free planning must be agreed with the regulatory authorities. If you want to tear down the wall to be destroyed in a new building with a rough finish, you will have to do the same.
Often during the repair, living rooms are combined with a balcony or a loggia, obtaining premises of a larger area. To make them comfortable, they carry out a set of measures for insulation, for which they sometimes take out heating batteries or install a water floor system. Such options are prohibited and subject to a fine.
After obtaining the necessary permits, and before starting to erect walls or demolish partitions, you need to familiarize yourself with the regulations for the construction and installation works in the new building. It is usually set by the management company or HOA, describing the following:
- the procedure for using elevators, including freight;
- requirements for packaging materials and construction waste;
- the beginning of work, which is accompanied by loud noise and vibration.
Then, having bought the necessary materials in accordance with the design, they begin to repair the housing.
Windows and doors
When renting a new building install PVC windows and the front door. During repairs from scratch, their condition and installation quality should be evaluated and a decision made on a possible replacement. If it is decided to leave the windows for now, it is advisable to insulate them and check for leaks. It is advisable to replace the front door, since the one set by the developer does not ensure the safety of the apartment. How should I hang it? When installing in full, the door frame can lead due to shrinkage of the house.
At first, especially in prefabricated houses, it is advisable to hang doors on a security anchor, and after a year install it thoroughly. Why do you need to knock the plaster from the door slope, align the canvas and the box and firmly fix their position.

Due to possible shrinkage, it is advisable to refrain from replacing in the apartment interior doors. At least, you should not install expensive models with glass inserts in the first year.
Engineering Communication
One of the important stages of repairing from scratch is the wiring of the power grid, water supply and sewage. In addition, fiber optic is carried out in many houses, in which all low-current systems: TV, Internet and telephone are brought together.
Electrical wiring perform, given the number of regularly used appliances. The leader in this regard is the kitchen, where a set of appliances sometimes resembles a small store.
How do you start wiring the power grid? First you need to install RCD and electrical panel with guns. Then calculate the power consumption in each room and outline the location of the cable. It is laid on the walls from the outside, covered with special boxes, or pulled through the gates. Cable connection to ceiling lights is done using corrugation. Sockets they also recess in the wall, for which they make a recess of the right size in it.
Depending on the degree of readiness of the apartment before putting the house into operation, installation or replacement of a sink and toilet bowl will be required.
Surface alignment
Work on the alignment of walls and ceilings is carried out, given the shrinkage of the house. The floor screed in the new building can immediately be done thoroughly, and laid:
- waterproofing;
- thermal insulation;
- reinforcing mesh;
- cement-sand mixture lighthouses.
Fear of deformation of the screed should not be, because for floors use slabs that do not change their linear dimensions.
Wall alignment can be done in several ways. In panel and monolithic houses with differences of less than 50 mm, it is advisable to use plaster for leveling, followed by painting or gluing.

With significant curvature, the walls are leveled with drywall. It is desirable to use such a method for repairs in brick residential buildings.
They begin with the construction of the frame from metal profiles, to which they are attached with screws GKL sheets. The joints between them should be minimal, for which they are sealed on a reinforcing tape with putties, and after drying the surface is ground.
The ceiling in the apartment can be leveled similarly to the walls, using putty or constructing a structure from drywall and rails. Another option ─ install suspended ceilings.
Finish finish
The final stage of repairs in the new building is finishing. It includes:
- coloring or wallpapering the walls;
- laying flooring.
It’s impractical to use expensive vinyl or textile wallpaper for temporary decoration of apartments in panel or monolithic houses: in this case, when shrinkage, cracks will disappear under the baseboards. The bathroom and the bathroom can be pasted over with washable wallpaper, plastic tiles or veneered with similar panels.
As the flooring in the first year after the rental of the apartment, it is better to choose linoleum. Since the flooring is done, leaving an indentation along the perimeter of the wall, the laminate and parquet will quickly become unusable due to excess moisture given off by the concrete.
Temporary decoration is quite suitable for living for several years. During the year, all the defects of the building will appear, and it will be possible to make repairs, fully relying on your own taste, and not looking for opportunities due to shrinkage. However, first you have to eliminate the appeared deformations: pour cracks in the screed, check the condition of the walls, and correct the plaster if necessary.
An alternative to setting aside time for shrinkage is the use of special building and finishing materials. They are plastic and stretch beyond the walls, so they are not damaged. However, in addition to the high cost, the disadvantage of such materials is the inability to detect cracks and formation under the finish foci of lesion.
